From dodgy rental ads to nightmarish flatmate stories, it’s no secret that renting in London is a wild ride.
But if your lease is up this month and you need to find somewhere ever so it’s a little cheaper to live, a new study has revealed ‘vibrant’ London borough where the rent is falling the fastest.
Good yourself slice of the action? Last month, rent prices in Wandsworth saw the biggest drop of any area in the capital.
Experiencing a 5.9% price drop in June, this figure is also consistent with low demand (ideally meaning less competition).
According to figures from Zoopla, inquiries in Wandsworth in particular were 17% lower in the last 28 days to July 7 compared to the five-year average for this period.
Meanwhile, Rightmove saw a 10% drop in demand in the area in June – a figure measured by tenants contacting agents through the website for available rental properties in the area.
However, this does not mean that renting in London has become easier.
To put that in perspective, the average rent in the Big Smoke is now £2,121 per month, having skyrocketed 4.2% in the past year, according to the HomeLet Rental Index.
Elsewhere, Hammersmith, Fulham, Kensington and Chelsea came in second with a 4.3% decrease, while rates in Westminster fell by 3.9%. By comparison, Tower Hamlets fell by 3.1% and Bexley and Greenwich and Lambeth fell by 2.7%.
But even if Wandsworth is the best of a bad bunch, it still has a lot to offer.

From unique food markets to a vibrant clubbing scene, there’s plenty to explore in this neck of the woods. It was even named London Borough of Culture for 2025 by London Mayor Sadiq Khan earlier this year – so watch this space.
Tooting Market alone is worth a visit – it was one of South London’s first indoor markets, opening in 1930.

For those who like to party, the Exhibition in Balham and the Tram and Social at Tooting they are two standout clubs, offering karaoke, bottomless brunches, comedy nights and more.
And tenants who love the great outdoors can enjoy green spaces in areas like Wandsworth Park, Battersea Park and the River Wandle. Alternatively, why not take a dive at the famous Tooting Bec Lido?
Elsewhere on the cultural scene, there’s the Royal Academy of Dance which offers a range of classes, while Battersea Arts Center has an exciting program of events, including music, theatre, dance and acrobatics.
Backyard Cinema is another good option for a day out, as is Theater 503 – which is located above the Latchmere pub.
Wandsworth is a family-friendly neighborhood, with Battersea Children’s Zoo – offering hours of entertainment for children and adults alike – and The Pottery Café, which is an ideal activity for creative children.
Financially, it also benefits from the lowest council tax rates in the country.
So, if you’re looking for a new place in the coming months that can lighten your wallet ever so a little less, Wandsworth could be your bag.
